Preventative Maintenance (PM) is the utilization of planned maintenance services, scheduled inspections, adjustments, and replacements intended to ensure that the maximum utilization of equipment is obtained at a minimum cost. A relevant PM Program consists of the development, implementation, and evaluation of the planned inspection cycles and the required inspections performed per cycle. Specifically, the PM Program includes cleaning, adjustments, lubrication, minor repairs, parts replacement, and visual inspections which are performed at the scheduled frequencies in accordance with written PM Instructions. Major repair requirements identified by the PM process are performed as planned maintenance projects.
The Director of Facilities has the primary responsibility for ensuring that the units within the Physical Facilities Department implement and maintain a working and viable PM Program.
The MEP Superintendent oversees and directs the maintenance of the MEP/HVAC systems. This will include overseeing and directing the repair and PM requirements through the reporting technical craft units, including determining the listing of PM tasks to be performed on the equipment and the frequency that the PM inspections should occur.
The Associate Director of Building Maintenance oversees and directs the maintenance of the buildings. This will include overseeing and directing the repair and PM requirements through the reporting technical craft units, including determining the listing of PM tasks to be performed in the buildings and the frequency that the PM inspections should occur.
To help provide for the autonomous generating/tracking of PM work orders, the automated work order system is being leveraged for PM work orders. Beginning in September 2019, the DMC Physical Facilities Department implemented a new automated work order system using the S. P. Marketplace platform. In addition to routine work orders being processed through the new work order system, HVAC PM Inspections are also included in this new work order system.
The preventative maintenance (PM) of the college’s physical facilities includes the daily inspection of the East/West Campus Central Plant HVAC equipment. The types of Central Plant HVAC equipment inspected includes:
- Centrifugal/Screw Chillers
- Hot Water Boilers
- Chill Water Pumps
- Condenser Water Pumps
- Hot Water Pumps
- Cooling Towers
- Related ancillary equipment
The preventative maintenance (PM) of the college’s physical facilities includes the quarterly inspection of the HVAC equipment located in/on the mechanical rooms and rooftops of the campus buildings. The types of HVAC equipment inspected includes:
- Air handling units (AHU)
- Fan coil units (FCU)
- Direct expansion air conditioning units (DX)
- Rooftop units
- Chill water pumps (CHWP)
- Hot water pumps (HW)
- Air Compressors
- Related ancillary equipment
The preventative maintenance (PM) of the college’s physical facilities includes the annual inspection of the campus buildings and their infrastructure. The types of buildings and infrastructure inspected includes:
- Building Floors
- Interior Walls
- Ceilings
- Light Fixtures
- Stairwells
- Doors and Hardware
- Restroom Cleanliness
- Restroom Plumbing Fixtures
- Water Fountains
- Roof and Building Envelope inspections are done throughout the year as needed and are typically done as a Facilities Condition Assessment (FCA).
The preventative maintenance (PM) of the college’s elevators is performed under contract by an elevator maintenance service contractor. The service contract provides for routine maintenance, monthly inspections and the state required annual safety inspections.
The preventative maintenance (PM) of the college’s emergency generators is performed under contract by a generator maintenance service contractor. The service contract provides for routine maintenance and inspections.
Pest control, including termite inspections, is performed under contract with a local pest control contractor.
The preventative maintenance (PM) of the college’s fire alarm systems and fire sprinkler systems are performed under contract by a fire alarm/fire sprinkler maintenance service contractor. The service contract provides for maintenance, inspections and state required annual safety inspections. These service contracts are handled through DMC’s Environmental Health & Safety Department.
